How do you know it’s time for a new roof?

Perhaps one of the biggest home improvement projects out there, deciding to re-roof your home is a major decision. It can cost a lot of money, and while it doesn’t usually take that long, you’re still faced with the fact of being roofless for some period of time. So, how do you know when it’s officially time to get a new roof? Here’s a few helpful tips:

Is your roof old?

If your asphalt roof is more than 20 years old, you might want to start looking at new options. Most asphalt shingle roofs are guaranteed for a lifespan of about 12-20 years, so if you’re getting past that, you should be thinking about a replacement.

Side Note: If this is the first time your home has had its roof replaced, you might be able to simply layer another asphalt roof on top of it. This will save you a lot of money since you won’t have to pay for a crew to strip the roof and then re-shingle it. Conversely, if your roof has been replaced more than once, you’re probably looking at a total redo. That means taking all of the other layers of roof off, and starting over. While this may cost more, you’ll be prolonging the life of your home, and seriously adding to its value.

Does it have missing shingles? Are they warped?

If your roof has shingles that are starting to look a bit odd, or that aren’t even there anymore, then it’s probably time to call a professional.
