Roof Repair Companies in Spring Lake, MI

Although there are many types of roofing repair and roofing replacement options, we specifically wanted to talk about 3-Common Spring Lake, MI Roofing applications.

Metal roofing example

METAL ROOFING IN SPRING LAKE

HomePro is one of the best Spring Lake, Michigan roofing contractors to install metal roofs.  Metal roofing panels aren’t just for sheds and outbuildings. They are increasingly becoming a popular option for houses as well. Spring Lake metal roofs are both attractive and lightweight. The panels tend to be affordable, and they’ll last just as long as traditional roofing materials. However, the benefit lies in the energy savings. A metal roof will absorb the heat of the sun.  It keeps your home cool in the summer and warm in the winter. Metal roofs also prevent snow from building up on your home in the wintertime.

Between these three different types of roofing materials, which one will work best for your house? Contact us to find out!

DECRA ROOFING IN SPRING LAKE

We are one of the best roofing companies in Spring Lake.  Decra tiles are a combination of beauty and strength. They resemble Mediterranean terracotta tiles but are lighter and stronger. This is due to the fact that they are made of a steel base that has been coated in stone. The combination of materials makes for a striking roof that will stand up well to Michigan’s winters. They are also available in a traditional shingle style that has many of the same features.  These look more like old-fashioned wooden shingles than tiles. However, since they’re made from coated steel, they’ll hold up for much longer than wooden shingles.

There’s a reason why asphalt shingles remain popular.  Tthey are affordable and will last for many years when installed properly.

Since we live and work in the West Michigan area, we understand exactly what a West Michigan roof has to endure, in terms of weather and temperature. From extreme heat to seemingly endless snowfall, your roof has to be able to handle it all. The experienced professionals at Home Pro of West Michigan can make that happen.

How do you know it’s time for a new roof?

Perhaps one of the biggest home improvement projects out there, deciding to re-roof your home is a major decision. It can cost a lot of money, and while it doesn’t usually take that long, you’re still faced with the fact of being roofless for some period of time. So, how do you know when it’s officially time to get a new roof? Here’s a few helpful tips:

Is your roof old?

If your asphalt roof is more than 20 years old, you might want to start looking at new options. Most asphalt shingle roofs are guaranteed for a lifespan of about 12-20 years, so if you’re getting past that, you should be thinking about a replacement.

Side Note: If this is the first time your home has had its roof replaced, you might be able to simply layer another asphalt roof on top of it. This will save you a lot of money since you won’t have to pay for a crew to strip the roof and then re-shingle it. Conversely, if your roof has been replaced more than once, you’re probably looking at a total redo. That means taking all of the other layers of roof off, and starting over. While this may cost more, you’ll be prolonging the life of your home, and seriously adding to its value.

Does it have missing shingles? Are they warped?

If your roof has shingles that are starting to look a bit odd, or that aren’t even there anymore, then it’s probably time to call a professional. When asphalt shingles age, they can curl for a variety of reasons, from poor installation to a result of direct sunlight. Unfortunately, when a significant amount of shingles are missing or have begun to curl, your home is no longer as protected from wind, rain, pests, and extreme weather. This can pose a serious threat to the integrity of your home, and can cause even greater problems if you don’t just get it fixed.

Is your roof sagging? –

While this may not come as much of a surprise, a sagging roof is a dangerous one. A roof that sags points towards serious water damage, and it means you’re probably way overdue for an inspection, as well as an immediate re-roof. This is one you won’t want to wait on, as structural damage can get out of hand quickly.

Does your ceiling leak? –

Do you dread rainy days because they mean you have to rush around the house with buckets and pots, making sure you’re catching any water before it hits the floor and causes a puddle? Well, it probably means you’re up for a re-roof. The sooner you get to this the better, because if water is getting into the living part of your home, there’s a good chance there’s already some significant water damage in the attic, and in your roof itself.

Does it seem like everyone’s getting a new roof? –

Believe it or not, if all of your neighbors are having their homes re-roofed, it might just be time for you to think about it as well. We’re not advocating for bandwagon thinking here, but in reality, most neighborhood homes were built around the same time. Odds are, if your neighbors needed a new roof, your home’s probably getting close to that deadline as well. Sometimes you don’t need an entire re-roof. If a recent storm blew off a few shingles, or a branch landed hard on your roof, you might just need a small repair. We advise that you address small problem quickly, so that they don’t turn into bigger ones.

HomePro offers full-service roofing repairs, which means that whatever is wrong with your roof, we’ve got the tools to fix it for you. We’ve dealt with all kinds of roofs in the past, and are more than happy to come out and fix yours now, so you don’t have to worry about serious damage in the future.
